Currently managing holdings of 36 rental units, all of which are personally owned or owned by a related entity that I am president of. Duties include active participation in the upkeep of these properties and in retaining tenants. Current occupancy level is 93%. Primary focus is on increasing values of these properties by raising rents, retaining current tenants and performing various renovations. Coordinated closings on foreclosed properties for seven states. Responsible for selecting and training title companies and attorneys to perform closing duties on an average of 200 foreclosed properties per month. Duties also included tracking and evaluating performance of these vendors to ensure timely dispositions of properties and receipt of sale proceeds. Responsible for evaluating and recommending procedural changes to post foreclosure processes used by Bank of America and Washington Mutual, reducing the amount of delayed closings due to title issues and delinquent tax issues.

Duties included coordinating property preservation efforts for abandoned properties within a portfolio of over 500,000 loans. Responsible for ensuring clear title on foreclosed properties and overseeing the filing of hazard insurance claims on abandoned or damaged properties. Responsible for researching home owners associations of foreclosed properties and ensuring payment of dues. Duties also included protesting hazard insurance claim denials and illegitimate home owners association charges, providing backup for loan repurchases, remedying city code violations, advancing payment for priority liens to protect the investors position and coordinating evictions on Freddie Mac properties. Worked closely with the systems group to implement logic including the automation of First Vacancy and Hazard Cancellation letters. Also assisted in implementing risk scoring logic to reduce the number of property inspections ordered each month, and devising logic to comply with investors guidelines with respect to the continuance of hazard insurance and property tax tracking after foreclosure sale.
